We own properties too. Everything Move My Property does started as something we needed for our own — and the reason we can tell an owner what will actually happen is that it has already happened to us.
Who runs this
Bryan and Karen. Superhosts on Airbnb since before it was a category, with 159 reviews and a 4.81 rating across the properties we host.
That profile is the part of this business we did not design — it is eleven years of guests deciding whether we were any good, one stay at a time. It is also the reason owners talk to us: a management company can promise anything, but a public rating that took a decade to build cannot be bought.
We own some of the properties in the portfolio ourselves, and we manage the rest for other owners. That order matters. Every system on this site — the reporting, the maintenance schedule, the guest messaging — was built because we needed it for our own asset first, and only then offered to anyone else.
We manage countryside homes, glampings, apartments and villas designed to connect guests with nature, technology and sustainability — and we handle each reservation ourselves, with fast replies and local knowledge. If the schedule lines up, we welcome you in person.
How we decide
What we learned hurts owners
After managing our own properties for eleven years, the pain is always the same three things — the property stops moving, the expenses eat the return, and nobody can see what is happening. So we run every decision through three questions.
Raise profitability
More nights, better rates, and revenue the property was already capable of producing. Direct bookings, concierge margin shared with the owner, and pricing that follows the season instead of ignoring it.
Cut what it costs to run
Local suppliers on standing agreements instead of emergency call-outs. Preventive maintenance, energy, inventory and consumables tracked per property — because the expenses nobody watches are the ones that grow.
Grow the share of the market
A property that only exists on one platform depends on that platform. We put yours in front of more of the right guests — direct, social, groups and repeat stays — so the demand is ours, not rented.
A stay worth repeating
The other three only work if the guest leaves happy. A returning guest costs nothing to acquire, books longer, and writes the review that raises the rate for everyone after them. So the guest experience isn't a nice extra — it is the engine that drives the first three.
We built the fourth pillar last and it turned out to be the first one that matters. Everything a guest touches — the welcome, the concierge, how fast we answer at 11 PM — is what makes the numbers move.

Home base. A private luxury villa in La Veleta and a glamping village inside a jungle reserve, plus the supplier network that keeps them running.

A downtown apartment, and the transport and tour contacts that make the Riviera Maya work as one region rather than two towns.
Chihuahua
Where we're from, and where the network is being built now — countryside properties and event venues that don't look anything like the coast.
