We keep our own properties running with the same crews we'd send to yours. You don't have to hand us your rental to use them — plenty of owners just want the pool cleaned and the garden cut while they're not here.

The regular work

Five things, on a schedule

Tulum and Playa del Carmen. Houses, apartments and land — occupied, empty or between guests.

Housekeeping

Turnover cleans between guests, deep cleans, and regular upkeep on a property that sits empty. Linen, laundry and amenity restock handled if you want them handled.

General maintenance

Preventive and corrective. Inspections on a schedule, incidents diagnosed and closed, spare parts tracked — not a phone call every time something breaks.

Pool service

Chemistry, filters, pumps and cleaning, weekly. A neglected pool in this heat is a week of work; a maintained one is an hour.

Gardening

The jungle grows back fast. Cutting, clearing and keeping a garden looking like a garden rather than a lot.

Pest control

Scheduled fumigation, and dealing with what turns up. In the Riviera Maya this is maintenance, not an emergency.

Two ways to pay for it

We don't publish a rate card, because a turnover clean on a studio and a five-bedroom villa are not the same job and pretending otherwise wastes everyone's time.

Quoted per job

You tell us what needs doing, we look at the property, and we quote that job. No contract, no retainer, no minimum. This is how most owners start with us.

Inside a management contract

If we take on your property as a rental, maintenance is negotiated into the management agreement rather than billed piece by piece. It works out cheaper and nobody has to approve every pool visit.
