Trips for a whole group
The hard part of a group trip is never the house. It's the eight WhatsApp threads, the restaurant that won't take a table for twelve, and the transport nobody booked. We run the properties, so we handle all of it as one booking.
What fits where
The numbers, honestly
We're a small portfolio. Here is exactly what we can put a group into today — no vague "we'll find something".
Up to 13 — the whole village
Three cabins, a pool and a fire pit on a private jungle clearing. The clearing is yours; nobody else is booked in.
8 — four king suites
Nobody on a sofa. Four bedrooms, four bathrooms, two pools, and a roof the group ends up on every night.
6 — plus a seven-seat SUV
Downtown, walkable, bikes included. The cheapest way to put six people somewhere good on this coast.
The one worth knowing
Twenty-one people, twenty minutes apart
Villa Aniana and Zil-Kaab are both in Tulum, a twenty-minute drive from each other. Booked together they sleep 21 — and they split a group the way groups actually split: the people who want a bedroom with a door, and the people who want to wake up in the jungle.
We coordinate both as a single booking, with one contact, one itinerary and transport running between them.
What we take off your hands
Arranged before you land
Send one message with the group size and the dates. We come back with the whole thing costed, not just the house.
Private chef
Dinner for the group at the property. Usually cheaper than a restaurant for twelve, and always easier.
Tables that don't take twelve
Beach clubs and restaurants where a large group normally gets refused. We book through people we know.
Transport
Airport runs, moving the group between properties, and the vans for tour days.
Tours as a group
Cenotes, ruins, snorkelling and boat days priced for the whole party.
Grocery stocking
The fridge full when you arrive, from a list you send us.
Wellness on site
Yoga, sound healing, massages and ice baths brought to the property.

Four steps, no forms
1 · Tell us the shape
How many people, roughly when, and what the trip is for. A bachelorette and a family reunion need different houses.
2 · We come back with options
Which property or combination fits, what it costs for the whole group, and what's available on those dates.
3 · Hold it with 50%
Half to confirm the dates, half fourteen days before arrival. Full refund if you cancel with 14 days or more.
4 · We build the week
Chef, transport, tables and tours, sent back as one itinerary you can drop into the group chat.

Tell us the number and the dates. We'll tell you honestly whether we have the right house — and if we don't, we usually know who does.
