The place
Aniana is built around its courtyard. The pool sits in the middle of the house, the living room opens straight onto it, and the whole ground floor reads as one room that happens to have water in it.
The four suites are on the upper level, each with a king bed and its own bathroom, so nobody in the group ends up on a sofa. Above them is the roof: a second pool, this one infinity-edged, looking out over the treeline. It is the part of the house guests use at sunset and stay on until late.
La Veleta is the residential side of Tulum — the streets are quiet, the jungle is still winning, and downtown is a short drive rather than a walk. That is the trade this villa makes on purpose. It is a house for a group that wants the day to itself, not a house for a party.

Worth knowing before you book
- La Veleta is quiet and residential. You'll want a car or scooter for downtown and the beach road.
- The villa sleeps eight in four king beds. We don't add extra mattresses — the house works because it isn't crowded.
- Events and parties aren't allowed. Groups of eight having dinner on the roof, absolutely; a hundred people, no.
- A refundable $10,000 MXN security deposit is held before arrival and returned after check-out.
