Three cabins on their own clearing inside a private Mayan jungle reserve, twenty minutes from Tulum. A pool, a fire pit, and toucans that turn up on their own schedule. Take one cabin or the whole village.
The place
Zil-Kaab is a clearing, not a hotel. Three cabins sit apart from each other on a piece of private reserve, connected by boardwalks, with a pool and a fire pit in the middle and jungle in every direction.
Each cabin has one wall entirely of glass, so the room faces the trees rather than a corridor. The village runs on solar power and gravity-fed water, and the WiFi comes down from Starlink — which is the only reason any of this works this far in. Somebody from our team meets you in person when you arrive; there is no front desk to check into.
Wildlife is the point rather than a bonus. Toucans, spider monkeys and deer come through on their own schedule, usually early. Nobody arranges it.

Book a single cabin and share the pool and fire pit with the others, or take the whole village and have the clearing to yourselves — that's the version groups usually want.

Read this before you book
We would rather you choose a different place than arrive expecting something Zil-Kaab isn't.
- You get there on a dirt road. Highway first, then unpaved. A normal car makes it in dry weather; after heavy rain you'll want clearance.
- There are insects. It is a jungle. Bring repellent — we also keep some on site.
- It runs on solar. Plenty for lights, fans, phones and laptops. Not for hair dryers or anything with a heating element.
- There is no air conditioning. The cabins are built for cross-ventilation and the nights cool down, but this is not a sealed hotel room.
- Nights are dark and quiet. No streetlights, no traffic. Most people find that's the reason to come.
- Security deposit: $1,500 MXN per cabin, or $5,000 MXN for the whole village. Refunded after check-out.
