Villa Aniana
A 972 m² private villa built around its courtyard pool, with four king suites and a second, infinity-edged pool on the roof. The quiet, residential side of Tulum.
Zil-Kaab Hidden Glamping Village
Three cabins on their own clearing inside a Mayan jungle reserve, with a pool, a fire pit and toucans overhead. One cabin or the whole village.
The destination
Two Tulums, and they are not the same trip
The beach road
Hotel zone, beach clubs, the restaurants people photograph. Beautiful, expensive, and busy from midday. Worth a day; exhausting as a base.
La Veleta & the town side
Where people actually live. Quiet streets, jungle still growing through, better food for less money. This is where Villa Aniana is, and it's a short drive to everything.
The jungle
Twenty minutes inland and the town disappears. Cenotes, reserves, and the version of Tulum that existed before the beach road. Zil-Kaab is out here.
You'll want a car or a scooter either way. Neither property is walking distance to the beach, and the ones that are cost several times more.

Groups larger than eight usually split across both: the villa for the people who want a bed with a door, the village for the ones who want the jungle. They're twenty minutes apart, and we coordinate the whole thing as one booking — including the chef, the transport and the tours.
